The Order We Would Do It In
Read Chapter 1 and check your town
Use the zoning desk script, then the free Rules Checker. Write down the by-law section number for every rule. “Should be fine” is not a section number.
Walk the lot with the Lot Check list
Find where the sewer leaves the house, measure the fire access path, and on a rural lot find the septic bed before you pick a spot.
Set up the Budget sheet
The workbook starts at our 2026 midpoints. Replace them with real numbers as quotes arrive. Keep the 10% contingency and leave it alone.
Interview three builders
Bring the 20 questions from Chapter 6. Enter every quote in the Quote Comparison sheet so each price answers the same question.
Line up the money before you dig
Chapter 5: grants and the CMHC refinance want approval before work starts. On a rental, sort out the HST question before the first lease.
