Garden Suite Floor Plans
Ontario — 7 Layouts That
Actually Get Built

These are not catalogue fantasies — they are the layouts we are asked to build again and again across Simcoe County, drawn with real dimensions and priced with real 2026 numbers. Every plan can be mirrored, stretched, or reworked to your lot — because the lot always wins: setbacks, septic location, and fire access decide the footprint before taste does.

The short answer

Most garden suites that actually get built in Ontario fall between 400 and 1,000 sq ft: a studio, a one-bedroom, an accessible parent suite, a two-bedroom, or a two-storey for narrow lots. Pick the size by what your town allows and what your lot can carry, not by the prettiest drawing. Use the filters below to narrow down the seven layouts.

7. The Narrow Lot — 1,000 sq ft, Two Storey

20' × 25' footprint · 2 bed up, living down

All-in range~$360K–$460K

When the yard is deep but narrow, go up instead of out: living, kitchen, and bath down; two bedrooms up. Height limits vary sharply by municipality — this one always starts with a zoning check. ICF shines here — the walls that carry a second storey are the same walls cutting the heating bill.

Which plan fits your lot? That is the real question. Every one of these plans has been killed on at least one property by a setback, a septic bed, or a 9-foot side yard no excavator can pass through. The sequence that works: lot first, plan second. The $399 + HST Feasibility Report tells you in writing which footprints your lot can legally and physically hold — before you spend thousands on drawings for the wrong one.

Don't Buy a Plan. Check the Lot First.

A plan not designed around your setbacks, servicing, and grading usually needs redrawing anyway. Start with the written go/no-go on your specific property — delivered in 48 hours, credited toward your build — then pick the layout that fits.

We produce full BCIN permit drawings as part of a build or design engagement — not as standalone plan sales, because a plan not designed around your lot's setbacks, servicing, and grading usually needs redrawing anyway. Start with the feasibility report; the layout follows the lot.

All of them. Mirroring is free; stretching changes structure and cost — the calculator gets you close, the site visit gets you exact.

Simple rectangles with the wet rooms — kitchen, bath, laundry — clustered on one wall, which all seven of these do deliberately. Corners, bump-outs, and dormers are what quietly add $30–$50 per square foot.

Not fundamentally, but height triggers more structural detail — and ICF shines here: the walls that carry a second storey are the same walls cutting the heating bill for the next hundred years.
